"What does it cost per square foot?" is the first question almost everyone asks before building a house. The honest answer is that a single number hides most of what matters. This guide shows how to use the rate properly rather than quoting one, because rates vary by city, soil, design and month.
What a rate per sq ft means
A contractor's rate is usually quoted per square foot of built-up area: the floor area including walls, for every floor. Before comparing two rates, check what each includes:
| Often included | Often excluded, check |
|---|---|
| Foundation and structure | Soil testing, piling, extra foundation for poor soil |
| Brickwork and plaster | Compound wall, gate, landscaping |
| Basic flooring, doors and windows | Premium tiles, wooden flooring, UPVC or teak |
| Basic electrical and plumbing | Fittings above a stated brand or price |
| Painting | Modular kitchen, wardrobes, false ceiling |
| Approvals, architect and structural fees, GST, water and power connections |
Two quotes of ₹2,000 and ₹2,400 per sq ft may cost the same once exclusions are added.
How to estimate your budget
- Measure built-up area. Sum every floor, including balconies and the staircase if the contractor counts them. The room area tool helps.
- Get two or three local rates for the quality you want, with the inclusions written down.
- Add what the rate excludes from the table above.
- Add a contingency, commonly 5–10%, for price rises and changes.
How the money is typically split
A typical house budget divides roughly across structure, masonry and plaster, flooring, doors and windows, plumbing, electrical, painting and finishing. The split changes with design and specification (a premium kitchen or glass façade moves it a lot), so use it to sense-check a quote rather than as a rule.
Ways budgets go wrong
- Comparing rates that include different things.
- Changing the design after work starts.
- Upgrading fittings and finishes one by one.
- No allowance for price rises on steel and cement over a long build.
Tool
The project estimator turns area, floors, quality and location into an indicative budget range. Every rate in it is editable. Replace the defaults with rates quoted by contractors near you.
